Homeowner associations across San Antonio, from Stone Oak and Helotes to the Northwest Side and Alamo Heights, are responsible for a lot of pavement: private streets, gated entries, pool and clubhouse parking, mail kiosk pull-offs and common drives. Repaving any of it is expensive. Regular crack sealing, sealcoating and restriping keep it looking good and push that big repaving bill years down the road.
What we do for HOAs
- Crack sealing on private streets and parking areas, before water gets into the base
- Sealcoating for amenity center lots, pool parking and common drives
- Striping for parking stalls, accessible spaces, stop bars, crosswalks and arrows
- Curb painting and fire lane markings
- Stencils such as RESIDENTS ONLY, VISITOR and NO PARKING
A plan your board can budget for
Boards plan ahead, so we do too. We walk your community's pavement, measure it and give you a written quote. If you want, we can lay out a simple multi-year plan that shows what should be sealed or striped each year. That makes it easier to fit asphalt maintenance into your annual budget and reserve study instead of being surprised by it.
Working around residents
Residents still need to get in and out. We work in sections so streets and parking areas stay open, schedule around trash pickup and community events, and give your manager notices to send out before we start. Every job is checked by one of the brothers, so the board has one person to call with questions.
Communities we serve
We work with HOAs and property managers all over San Antonio, including Stone Oak communities along US 281, Stone Oak Parkway, TPC Parkway, Bulverde Road and Evans Road, and Helotes communities along Bandera Road, FM 1560 and Scenic Loop Road. We also serve Timberwood Park, Encino Park, Shavano Park, Leon Springs and the rest of the San Antonio area.
Working with your management company
Many HOAs are run through a management company. We are happy to send quotes, schedules and invoices to your manager, meet a board member on site, or present at a board meeting if that helps your board decide.
Common questions
Do residents have to move their cars?
Only from the section we're working on that day. We give notices ahead of time and work in sections so the rest of the community stays open.
Can you give us a multi-year maintenance plan?
Yes. After we walk the property, we can recommend what to crack seal, sealcoat and restripe each year so your board can budget for it.
Will you work with our property management company?
Yes. We send quotes, schedules and invoices wherever you need them and can meet a board member or your manager on site.
How often should HOA streets be sealcoated?
Most private streets and lots do well with sealcoating every 2 to 3 years, with crack sealing as needed in between.
What parts of San Antonio do you serve?
All of San Antonio and nearby cities, including Stone Oak, Helotes, Timberwood Park, Encino Park, Shavano Park and Leon Springs.
