Potholes start small. Water gets through a crack, softens the base under the asphalt, and traffic breaks the weakened surface apart. In San Antonio, heavy summer rains, clay soils that swell and shrink, and delivery trucks turning in the same spots make it happen fast. Once a pothole opens, it grows every time it rains.
Boca Brothers repairs potholes and failed asphalt in commercial parking lots across San Antonio: retail centers, office parks, restaurants, medical offices, churches, schools, apartments and HOA amenity lots.
Why potholes are a business problem
- Liability. Customers trip, and tires and rims get damaged. A pothole on your property is your responsibility.
- First impressions. Potholes make a business look neglected before anyone walks in the door.
- Cost keeps growing. A pothole patched this month is a small repair. Left alone, the damage spreads and turns into a much bigger section to fix.
How we repair potholes so they last
Throwing loose patch material into a hole is quick, but it usually pops back out within weeks. We repair the failed area the right way:
- Mark and cut out the damaged area past the edges of the failure, so the patch sits on solid pavement.
- Remove broken asphalt and wet base from the hole.
- Compact the base so the repair has firm support underneath.
- Fill with asphalt and compact it level with the surrounding pavement so it won't sink or catch tires.
- Seal the edges so water can't get under the new patch.
For an emergency hole that can't wait, we can put in a temporary patch to make the lot safe until the permanent repair is scheduled.
Asphalt repair for the whole lot
Potholes are usually a sign of bigger trouble nearby: spreading cracks, sunken areas and alligator cracking, a web of small cracks that means the base has failed. When we walk your lot, we mark every area that needs repair and give you a written quote broken out line by line. Many owners pair pothole repair with crack sealing, sealcoating and restriping, so the whole lot looks finished and is protected from the next storm.
We work around your business
Repairs are done in sections, with the work area blocked off and the rest of your lot open. We can schedule early mornings, evenings or weekends. Every job is checked by one of the brothers, including Michael, a retired City of San Antonio Construction Inspector Supervisor.
What pothole repair costs
Pothole and asphalt repair is priced by the size of the area being repaired. The main things that affect your price are how many potholes there are, how big and deep they are, and how much of the base underneath has failed. Every quote is in writing, so you know the cost before we start.
Common questions
Can you fix potholes in a parking lot without closing my business?
Yes. We work in sections and block off only the area being repaired, so the rest of the lot stays open. We can also work early, late or on weekends.
How long does a pothole repair last?
A repair that is cut out, rebuilt on a firm base and sealed at the edges should last for years. Quick throw-in patches often fail within weeks, which is why we don't do it that way for permanent repairs.
Why do potholes keep coming back in my lot?
Usually because water is still getting under the pavement through open cracks, or the patch was placed on a soft base. Sealing cracks and repairing the base the right way stops the cycle.
Do you repair city streets?
No. We repair private parking lots and private drives. Potholes on public streets in San Antonio are handled by the City, and you can report them to the City's 311 service.
Should I sealcoat after pothole repairs?
It's a good idea. Sealcoating after repairs blends the patches with the rest of the lot and protects the whole surface from sun and water.
